The homes of AquaZul
AquaZul is the Phase 2 condominium of Homes By DeSantis' master-planned waterfront community at Grimsby on the Lake — a six-storey, 314-unit building at 16 Concord Place on the Lake Ontario shoreline (Phase 1 was AquaBlu). The suites run from one-bedrooms around 500–600 square feet to two-bedrooms over 800 square feet and larger corner units near 1,500 square feet. Documented listings: a one-bedroom at 632-16 Concord Place at $319,900 (reduced by $25,000 in October 2026), an executive one-bedroom at 630-16 Concord Place at $370,000, a 902-square-foot two-bedroom at 548-16 Concord Place at $439,500, and a ground-floor two-bedroom corner unit at 112-16 Concord Place with 876 square feet plus a 269-square-foot covered terrace.
The design language is resort-modern: 10-foot ceilings, floor-to-ceiling windows, open-concept layouts, upgraded kitchens, in-suite laundry and private balconies — many with lake views, and on clear days the Toronto skyline is visible from the waterfront. Ground-floor units offer a townhome-style feel with direct terrace access to the pool and beach. This is lock-and-leave condo living aimed at a broad buyer mix — empty-nesters, professionals, investors and weekend-getaway buyers — not a 55-plus community, despite its place in this guide.
How AquaZul works: tenure and fees
AquaZul is a standard residential condominium: you own your suite and share the common elements through the condo corporation, funded by monthly maintenance fees. Every purchase needs the full condo package — the status certificate, declaration, reserve fund study, fee and special-assessment history, and the rules on rentals, pets and alterations.
No current fee schedule was published on any operator source seen this session; one third-party listing showed $508 per month on a one-bedroom, but that is not the corporation's figure — get the real numbers from the status certificate. There is no age restriction here: this is a conventional waterfront condo, and buyers should evaluate it against other Grimsby and lakefront condos rather than against the age-targeted communities elsewhere in this guide.
Amenities and daily life
The amenity list is the resort core of the marketing: a heated outdoor pool with cabanas, a fully equipped fitness centre and yoga studio, a private theatre room and games lounge, a party and social room with a full kitchen, a landscaped courtyard with barbecue areas, a rooftop terrace, and secure underground parking with ample visitor parking.
The location multiplies it: steps to Casablanca Beach and the lakefront boardwalk, waterfront trails, boutique shops, restaurants and cafes in Grimsby on the Lake, and a highly walkable immediate neighbourhood. Downtown Grimsby's services, the seasonal farmers' market and the Niagara wine route are minutes away — this is waterfront condo living with a real town attached, not an isolated resort.
Location and getting there
AquaZul sits at 16 Concord Place in Grimsby on the Lake, on the Lake Ontario shoreline between Hamilton and St. Catharines. The QEW is minutes away: roughly 20 minutes to Hamilton, 20 minutes to St. Catharines, and about 45–60 minutes to Toronto outside peak hours.
The connectivity story is improving: the future Grimsby GO Station is about 1.5 kilometres away, with service anticipated from summer 2027. For commuters and for buyers keeping a foot in the GTA, that rail link — once operating — changes the calculus; confirm the current construction status and timeline rather than assuming the date.
AquaZul market snapshot
There is not enough current listing data to publish a reliable average price for AquaZul, but the documented band is clear: one-bedrooms from about $319,900 to $379,900, two-bedrooms from about $439,500 upward, with larger and ground-floor premium units higher. The October 2026 price reduction on the $319,900 one-bedroom suggests buyers have negotiating room on some units.
Compare against other Grimsby waterfront condos and lakefront buildings — not against the land-lease communities in this guide. And keep the monthly maintenance fee in every comparison: on a one-bedroom, the fee is a meaningful share of the monthly cost.
