The homes of Twelve Mile Lake
Twelve Mile Lake is the boating lake of the Minden area: paired with Boshkung and Little Boshkung as a three-lake chain, it offers the kind of connected water that lets you spend whole days exploring without retracing your route. The stock leans family — four-season waterfront homes with sandy beaches, bunkies for the kids and grandparents, and level lots built for summer living.
Recent October 2026 listings show the tiers. A family-friendly four-season property at 1500 Twelve Mile Lake Road — 150 feet of shoreline, level lot, sandy beach, 1,850 square feet plus a 360-square-foot bunkie — was listed at $1,225,000. At the top end, a rare point property at 1009 Mercedes Drive N — one acre, roughly 500 feet of waterfront, 270 degrees of sun exposure, three docks and a family compound setup — was offered at $1,749,000.
Point lots and big-frontage parcels are the prestige play on Twelve Mile, and they price accordingly. For most buyers, the sweet spot is a level lot with a sandy beach and 100-plus feet of frontage on a year-round municipal road — the configuration that holds value best when it's time to sell.
Waterfront realities
Chain-lake buying applies here in full: confirm your lot's navigable access to Boshkung and Little Boshkung, ask about seasonal water-level management, and have your lawyer verify shoreline ownership versus allowances. Some Twelve Mile properties hold lake access through rights-of-way rather than direct frontage — the Highway 35 property with an 8-foot right-of-way to the lake is an example — and that distinction should be priced in.
Well and septic are standard in Minden Hills. Four-season homes on municipal roads are the straightforward year-round buys; private-road properties need the association's fee and plowing history. If a bunkie is part of the appeal, confirm its permits and servicing — bunkies are wonderful until an insurer or lender asks questions.
Summer boat traffic through the chain is real, and Twelve Mile's popularity means weekends are lively. The lake's public beach and the well-known Peppermill restaurant add to the summer buzz — great if you want a social lake, less so if you're chasing solitude.
Getting there
Twelve Mile Lake is genuinely convenient: listings put Minden about 10 minutes away and Carnarvon under 10 minutes, with the Peppermill restaurant and a public beach practically on the lake. Groceries, dining and services are never more than a short drive.
From the GTA, budget roughly two to two and a half hours. The combination of chain boating and a 10-minute drive to Minden is exactly why Twelve Mile prices sit where they do — few Highlands lakes offer both.
