The homes of Lake Simcoe
Lake Simcoe is the GTA's cottage lake — big water close to the city, with distinct shoreline markets on each side. The south shore in Georgina is the most accessible: waterfront detached homes sold at a median of $1,134,444 over the twelve months to March 2026 (32 sales, 95% sale-to-list), with 39 active listings at a $1,399,999 median ask. Non-waterfront detached in Georgina sold at a median of $800,000 — the way to be near the lake without paying for it.
Recent south-shore listings show the tiers. A three-bedroom bungalow at 427 Lake Drive E in Georgina's Historic Lakeshore Communities was listed at $1,169,800; a 3-bedroom, 3-bathroom waterfront home at 813 Lake Drive E in Sutton & Jackson's Point at $1,388,900; and a 6-bedroom estate at 678 Lake Drive E at $5,499,000. The west and north shores run higher: Oro-Medonte waterfront bungalows from $749,000 to $1,108,000, Innisfil's Big Bay Point estates from $2,199,000 past $5,590,000, and a Ramara west-facing point lot held 75 years at $799,999.
Municipal water and sewer on much of the south shore is a genuine differentiator versus well-and-septic cottage lakes — confirm servicing for the specific property, since it varies by street. Ice fishing is the lake's winter identity; summer is boating, beaches and the lakeside towns.
Waterfront realities
Lake Simcoe has the most regulated shoreline in this batch: the Lake Simcoe Protection Plan, conservation-authority oversight and municipal site-plan rules all touch near-water work. Confirm what's permitted for docks, shoreline alterations and rebuilds with the relevant conservation authority before you buy — assumptions from other lakes don't transfer.
Shore allowances appear on some Simcoe listings as partially owned — the 813 Lake Drive E listing showed a partially owned shore allowance — so have your lawyer confirm exactly what you own. Floodplain and dynamic-beach mapping affect parts of the shoreline; check before planning near-water improvements and get insurance quotes early.
The lake's proximity to the GTA means short-term rental demand is strong — and municipal rules are correspondingly strict. Confirm Georgina's (or the relevant municipality's) current licensing position before buying for rental income.
Getting there
Lake Simcoe's defining advantage is proximity: the south shore is just over an hour from Toronto, per local listings — close enough for weeknight sunsets, not just weekends. Georgina's lakeshore communities (Keswick, Sutton, Jackson's Point) provide the service base; Barrie and Orillia serve the west and north shores.
That closeness cuts both ways for buyers: you're competing with the entire GTA for waterfront, which supports values but means well-priced listings move fast. For four-season living, the south shore's municipal services and maintained roads make it the most practical big-lake option near the city.
