The homes of Boshkung Lake
Boshkung Lake's selling point is the water beyond it: together with Twelve Mile Lake and Little Boshkung, it forms a three-lake chain that local agents call one of Southern Ontario's most desirable boating systems, with enough range to boat to waterfront restaurants. The shoreline mixes seasonal cottages with finished four-season homes, and chain access keeps values a step above standalone lakes in the same townships.
Recent October 2026 listings illustrate the tiers. A seasonal three-bedroom cottage at 1022 Two Dogs Lane — over an acre, 158 feet of waterfront, three-tier deck, clean shallow entry — was listed at $699,000. A Pan-Abode-style four-season offering at 1021 Triple Creek Lane in Algonquin Highlands was listed at $749,000. Commercial and estate properties stretch much higher: a waterfront commercial opportunity at 16431 Highway 35 was offered at $1,099,000.
Western exposures with sunset views are the premium position on Boshkung, and level lots with shallow swim entries outperform steep granite lots at the same frontage. Because the chain is the asset, verify your lot's actual boating access — most of the lake is well connected, but confirm there are no low bridges or shallow narrows between you and the rest of the system.
Waterfront realities
Chain lakes reward buyers who read the fine print on water. Ask about seasonal water-level management on the three-lake system and how it affects docks and boathouses, and confirm your shoreline's ownership — shore-road allowances are common in both Algonquin Highlands and Minden Hills, and licenses to occupy appear on some lots.
Well and septic are standard. Many Boshkung cottages are older seasonal builds with systems sized for summer use; a conversion to year-round living needs a septic review and a hard look at insulation, heating and winter water. Private roads are common — get the road-association fee history and plowing arrangements in writing.
The chain's popularity is also its noise profile: summer weekends bring boat traffic through the narrows, and waterfront restaurants mean more wakes. If quiet water matters more to you than boating range, the far ends and sheltered bays of Boshkung are calmer than the main channels.
Getting there
Boshkung Lake is one of the more convenient Highlands lakes: listings put Minden about 15 minutes away, with groceries, dining, golf and everyday services. Carnarvon's restaurants are under 10 minutes from the south end of the chain.
From the GTA, budget roughly two to two and a half hours. The lake's position between Carnarvon and Minden on the Highway 35 side of the county makes it an easy weekend drive, which is part of why the chain commands its premium — convenience plus boating range is a rare combination.
